Sun Mountain Ranch Club is a property owners' association enclosed within approximately 750 acres and consisting of 304 lots, each ranging in size from 1 to 4+ acres.   The property owners' association is located at 286A Twin Lakes Road, approximately 3 miles from the town center of Winthrop.  The association borders a large part of Little Twin Lake and a small part of Big Twin Lake.  

Sun Mountain Ranch Club maintains  approximately 12 miles of private roads.  There is a large network of green belt areas around Little Twin Lake and adjacent to most of the lots.  In addition, there is a well maintained park and pool with bathhouse for the exclusive use of the property owners and their guests.   About a third of the property owners have permanent structures and some reside here year-round.  The remainder of the property owners use their property primarily for recreational purposes, utilizing temporary facilities such as campers or trailers..
